AMENDED NOTICE OF PUBLIC HEARING

RE: PRELIMINARY PLAT FOR HILL RANCH ESTATES

NOTICE IS HEREBY GIVEN that a public hearing will be held before the Madison County Planning and Zoning Commission at or after the hour of 6:30 p.m. on Wednesday April 28, 2021, in the Madison County Commissioner Room, 159 E Main, Rexburg Idaho, 83440, regarding the request to consider the preliminary plat proposed by Hill Ranch Estates Subdivision on a property owned by Sterling Land Investments LLC.

The proposed Hill Ranch Estates Subdivision is Situated in The State of Idaho, County of Madison, being part of Sections 26 & 27, Township 5 North, Range 39 East, Of B.M., and consists of approximately 32.26 acres of land, with 16 proposed lots.  This property is more particularly described as follows:

 

BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE WEST ¼ CORNER OF SAID SECTION 26; THENCE NORTH 00°08'17" WEST, A DISTANCE OF 55.39 FEET TO A POINT; THENCE SOUTH 87°48'48" EAST, A DISTANCE OF 1,037.96 FEET TO A REBAR WITH A PLASTIC FOUND; THENCE SOUTH 00°07'52" EAST, A DISTANCE OF 19.42 FEET TO A POINT; THENCE SOUTH 01°11'32" WEST, A DISTANCE OF 650.63 FEET TO A REBAR WITH A PLASTIC CAP FOUND; THENCE SOUTH 88°59'24" EAST, A DISTANCE OF 298.87 FEET TO A REBAR WITH A PLASTIC CAP FOUND; THENCE SOUTH 00°06'44" EAST, A DISTANCE OF 60.00 FEET TO A POINT; THENCE NORTH 88°59'24" WEST, A DISTANCE OF 298.87 FEET TO A REBAR WITH A PLASTIC CAP SET STAMPED, “PLS 13856”; THENCE SOUTH 00°06'44" EAST, A DISTANCE OF 606.97 FEET TO A POINT; THENCE NORTH 89°14'12" WEST, A DISTANCE OF 1,021.85 FEET TO A POINT; THENCE SOUTH 89°17'30" WEST, A DISTANCE OF 9.43 FEET TO A REBAR WITH A PLASTIC CAP FOUND; THENCE NORTH 00°25'18" WEST, A DISTANCE OF 210.05 FEET TO A REBAR WITH A PLASTIC CAP FOUND; THENCE NORTH 65°17'08" EAST, A DISTANCE OF 11.52 FEET TO A POINT; THENCE NORTH 00°08'12" WEST, A DISTANCE OF 1,092.74 FEET TO THE POINT OF BEGINNING, CONTAINING 32.26 ACRES OF LAND, MORE OR LESS.

 

The applicants are proposing that they receive preliminary approval for the above described land to be subdivided, as defined in Madison County Subdivision Ordinance, Chapter 115, et seq. At such hearing the Madison County Planning and Zoning Commission will hear all persons for, against, and neutral for such preliminary plat for the subdivision. 

 

                Written comment is encouraged, and will be accepted in regards to this proposal no later than Tuesday, April 27, 2021 at 4:30 p.m., in the Madison County Planning and Zoning Office, Room 208, located at 134 East main, Rexburg Idaho, 83440.
