RE: PRELIMINARY PLAT FOR NORDIC RIDGE ESTATES SUBDIVISION
NOTICE IS HEREBY GIVEN that a public hearing will be held before the Madison County Planning and Zoning Commission at or after the hour of 6:30 p.m. on Thursday, August 13, 2020, in the Madison County Commissioner Room, 159 East Main, Rexburg Idaho 83440, regarding the request to consider the preliminary plat proposed by Nordic Ridge Estates Subdivision on a property owned by Leo M. Smith Trustee, with Matt Blomquist and Jaxon Anderson, as applicants.
The proposed Nordic Ridge Estates Subdivision is Situated in The State of Idaho, County of Madison, Being Part of The Sw1/4 Se1/4, Of Section 13, Township 5 North, Range 39 East, Of B.M. and consists of approximately 30.17 acres, with 20 proposed building lots. This hearing will be a preliminary plat hearing pursuant Madison County Subdivision Ordinance, Chapter 115, § 115-31. This property is more particularly described as follows:
BEGINNING AT THE SOUTH ¼ CORNER OF SAID SECTION 13; THENCE NORTH 00°02'25" EAST, A DISTANCE OF 1,322.50 FEET TO A REBAR WITH A PLASTIC CAP SET STAMPED, “PLS 13856”; THENCE SOUTH 89°57'06" EAST, A DISTANCE OF 993.48 FEET TO A REBAR WITH A PLASTIC CAP SET STAMPED, “PLS 13856”; THENCE SOUTH 00°02'46" WEST, A DISTANCE OF 1,323.55 FEET TO A POINT; THENCE NORTH 89°53'29" WEST, A DISTANCE OF 993.35 FEET TO THE POINT OF BEGINNING, CONTAINING 30.17 ACRES OF LAND, MORE OR LESS.
The Applicants are proposing that they receive preliminary approval for the above described land to be subdivided, as defined in Madison County Subdivision Ordinance, Chapter 115, et seq. At such hearing, the Madison County Planning and Zoning Commission will hear all persons for, against, and neutral for such preliminary plat for the subdivision.
Written comment is encouraged, and will be accepted in regards to this proposal no later than Wednesday, August 5, 2020, at 4:30 p.m., in the Madison County Planning and Zoning Office, Room 208, located at 134 East Main, Rexburg, Idaho 83440.

REGARDING THE REQUEST TO AMMEND HOMESTEAD ESTATES SUBDIVISION
NOTICE IS HEREBY GIVEN that a public hearing will be held before the Madison County Planning and Zoning Commission at or after the hour of 6:30 p.m. on Thursday, August 13, 2020, in the Madison County Commissioner Room, 159 East Main, Rexburg Idaho 83440, regarding the request of Time and Julie Mason as applicants, to amend the plat of Homestead Estates Subdivision to Homestead Estates 1st Amended Plat.
